Properties increase your will bar. the higher your will, the more stats you get per energy used while training. So, naturally, getting better property means getting better stat gains while training.
In addition to will, the number of times you can train also effects your stat gains. This is determined by your energy, and you get more as you level. Keep in mind that even though your will and energy say 100% at max no matter what, you do have more energy and will respectively.
